An experienced sponsor and operating team.

Waterfall Living pairs a seasoned real estate sponsor with best-in-class student-housing operating partners across every market in the portfolio.

Russell Geyser
Russell Geyser
Managing Member

Mr. Geyser's early career began with the JH Snyder Company working on such notable projects as the Marina City Club, Wilshire Courtyard and Museum Square. Thereafter he left to form Wilton Partners with the late Jay Wilton and developed multiple retail projects around the country, notably in concert with Forest City Enterprises as outparcel developers to their major malls.

In 1993, Mr. Geyser entered a relationship with Excel Realty Trust in which he developed 19 shopping centers, specifically creating a sub-vehicle to their NYSE REIT that allowed Excel to create good income from the development business in the REIT space. Then, partnering with Excel and its spinoff Excel Legacy, he executed a consolidation of the car wash industry, purchasing 90 car washes and taking the vehicle public with a full listing on Nasdaq in 1999.

In 2003, Mr. Geyser began the syndication of over $500 million of real estate in the 1031 market. Thereafter he bought 9 hotels and completed the acquisition of nearly $1 billion of real estate.

In 2010, he bought the land underneath the Borgata Hotel and Casino from MGM in a partnership with Vornado Realty Trust for $73 million, and eventually sold that position back to Vornado. In 2020, Mr. Geyser bought the 959 Seward project in Hollywood for $186 million, partnering in the purchase with Goldman Sachs.

On the personal side, in 2014 Mr. Geyser, with help from Billie Jean King, purchased the NY Sportimes and moved them to San Diego, renaming them the Aviators.

Jeff Pori
Jeff Pori
Partner

Jeff Pori is a Partner of Waterfall Living and the founder and Chief Executive Officer of Kingsbarn Realty Capital, a Las Vegas-based private equity real estate firm specializing in the acquisition and management of institutional-quality commercial property throughout the United States.

His career in commercial real estate spans more than three decades as an investor and principal, across construction, development, syndications, joint ventures, finance and property operations. At Kingsbarn he oversees every aspect of the firm — setting its strategic direction, managing day-to-day operations, and directing all property acquisitions and financings.

Kingsbarn is an established sponsor of Delaware Statutory Trust and 1031 exchange programs, structures directly relevant to the DST investors who form a substantial part of Waterfall Living's own investor base.

Prior to founding Kingsbarn, Mr. Pori was the founder and principal of Transwestern Real Estate Capital, where he completed 25 syndicated private placements totaling more than $400 million of commercial properties across the United States.

Earlier in his career he developed more than 100 commercial and multifamily properties and over 1,000 single-family homes in the Las Vegas valley, and managed a portfolio of more than 2,000 apartment units under Low-Income Housing Tax Credit programs alongside 30 commercial properties. He is an alumnus of California Polytechnic State University, San Luis Obispo.

His background in capital markets and investment structuring complements Waterfall Living's operating focus, supporting the firm's approach to recapitalization, governance and investor relations.

JK
Jonathan Knapper
Chief Technology Officer

Jonathan Knapper is Chief Technology Officer of Waterfall Living, responsible for the firm's technology, data and reporting infrastructure.

He designed and built Waterfall Living's proprietary investor management platform, which holds the firm's investor records, capital accounts, DST ownership lineage, subscription documents and compliance reporting in a single auditable system rather than spread across third-party tools. Every capital movement is traceable to its source document, and the audit trail is tamper-evident by design.

His focus is on giving Waterfall Living institutional-grade infrastructure without institutional overhead — one source of truth for investor data, and the standard of reporting and communication investors expect from a far larger sponsor.

Jonathan works across software engineering, product and applied artificial intelligence, and brings that engineering discipline to how the firm operates, reports and communicates with its investors.

AC
Amadou Camara
Director of Community

Amadou Camara is Director of Community at Waterfall Living — the link between the firm and the students who actually live in its communities.

He works across the portfolio and on the ground at each property, understanding what residents want from where they live and turning that into the programming, service and design decisions that shape day-to-day life in a Waterfall Living community.

That role reflects how the firm thinks about student housing: not as a standard institutional asset class to be managed at a distance, but as a set of communities whose quality of life is the thing that drives retention, reputation and long-term value.

Operating partners. Day-to-day asset management and property operations across the portfolio are delivered together with leading national student-housing operators, giving each community institutional-grade leasing, revenue management and service.
Prior experience. The transactions, portfolios and volumes described in these biographies were undertaken at other firms over the course of each individual's career, and were not sponsored by, undertaken by or on behalf of Waterfall Living.
