Deep operating expertise in student housing.

Waterfall Living's communities are asset-managed by Corrett, a team dedicated exclusively to U.S. student housing investment and operations.

Asset Manager

Corrett

Corrett was founded in 2022 by Lee Ryder, Scott Pomeroy and Dennis Hardie to execute core-plus and value-add oriented investment strategies with the goal of generating attractive risk-adjusted returns to investors through US student housing investments.

Prior to the formation of Corrett, the principals created and worked together for 15 years at University Communities. There, the principals built a portfolio of student housing assets with a large public pension fund. During that time, the management team acquired, constructed, renovated and sold over $2 billion in assets, including the successful liquidation of the portfolio in 2020 and 2021.

Attribution. The transaction volumes, asset counts, bed counts and liquidation results described above were achieved by the principals in their prior roles at University Communities, the student housing division of Apartment Investment and Management Company (AIMCO), and Yugo (USA) — not by Waterfall Living, and not by Corrett as a firm. Waterfall Living did not sponsor, manage or participate in those investments. Prior performance is not indicative of the results of this offering.
